Building Surveys

For any purchaser of a property a pre-acquisition building survey is a wise and essential investment. Attenborough Wright will provide advice to assist you in choosing the most appropriate survey and all of our surveys are undertaken by Chartered Building Surveyors with many years of professional experience. Our survey reports are fully compliant with the current RICS Home Survey Standard. Furthermore, should you have any particular concerns with the property, or should you be considering carrying out alterations or extensions we will ensure that we cover these within our survey and report.

RICS Level 3 Full Building Survey

This is the most comprehensive survey which we carry out. In addition to describing in detail the form of construction and condition of the property, the bespoke full building survey report is also diagnostic and will highlight any defects, their likely cause and make recommendations for repairs. If required, we can provide guidance on the likely cost of repairs and also provide a reinstatement valuation for building insurance purposes.

RICS Level 2 Homebuyers Survey

This survey is more suited to properties of standard or less complex construction, usually post 1930’s and will again describe the method of construction and highlight any significant defects and deficiencies. We use the standard RICS Homebuyers (Level 2-without survey) report format.

Main Elements Survey

This also involves a comprehensive inspection and report but only for the main building structure and fabric and more superficial parts of the property are not included. For this reason the Main Elements survey is less expensive that a Full Building Survey. This survey may be appropriate for example with a property where you are already aware that it is in need of refurbishment or updating, but you want to be sure that there are no serious structural or other defects which could result in very expensive repairs, or even blight the property.

Specific Survey

A Specific Survey may be appropriate when there is a particular concern with the property, for example structural cracking or dampness, and an inspection is needed to identify the cause and extent of the problem and to advise on any necessary repairs. Often a Specific Survey may be required by a property owner, or by a purchaser who is only concerned with one specific issue.
